Property Manager
Seeking an outgoing individual with prior management experience to join our team as Property Manager at our 220
unit apartment community in Chapel Hill (15/501).
Previous apartment experience NOT required --- any experience in supervising and leading a team is acceptable (retail, restaurant, sales, etc.) We will train the right person!
Our property managers are responsible for the overall financial and physical health of the facility. They must ensure that both are kept to company standards. The manager is the primary face of the company to residents and the general public. They should always be courteous, friendly, helpful, and prompt in the attention they give to customers.
Requirements
?Bachelor's degree; or equivalent work experience
?Prior leadership/management experience
?Strong verbal and written communication skills with an attention to detail
?Proficiency in computer/internet, word processing and spreadsheets
Job Functions & Responsibilities
?Greeting and touring prospective residents
?Qualifying and approving applicants in accordance with company guidelines; approving renewal offers
?Processing move-out reconciliation letters
?Perform daily accounting such as entering payments and making deposits
?Prepare and submit weekly and monthly reports
?Approve and submit all vendor invoices for payment
?Enforce all company policies fairly and consistently
?Walk move-ins, move-outs and vacant units
?Conduct bi-weekly property walks to ensure that all physical aspects of the property (grounds, buildings, amenities) exceed expectations
?Handle resident disputes fairly and consistently within company guidelines
?Manage, lead and effectively communicate with all staff (office and maintenance)
You must be organized, able to multi-task and adapt to new situations quickly and effectively. Weekend work is required --- generally 1 to 2 weekends per month.
This position is salaried, with weekly and monthly bonus opportunities. Excellent benefits package after 90 days employment -- BCBS health, vision, and dental. Paid vacation and 401(k) opportunities after 1 year of employment. Weekly and monthly bonus opportunities.
Must pass criminal background and drug test. EOE.
Estimated Salary: $20 to $28 per hour based on qualifications.
